What an Unresolved Violation Actually Costs You
Florida law lets code enforcement boards and special magistrates fine you every day a violation goes uncorrected. The fine does not stop when you file a permit or hire a contractor.

Any Florida county or municipality with a population of 50,000 or more may adopt the higher schedule by ordinance, which covers most Broward cities. Your exact exposure depends on your city ordinance and the magistrate order.
At $250 a day, a violation left open for one year is over $91,000. At $1,000 a day it is over $365,000. Once a fine order is recorded in the public records it becomes a lien on the property. After three months of an unpaid lien, the enforcement board can authorize the local government attorney to foreclose. Florida homestead protection blocks foreclosure on a primary residence — it does not protect rental property, investment property, commercial buildings, or property held in an LLC.
